Overview
Planning, procurement and supervision on the client's behalf.
We manage construction projects on the client's behalf, coordinating consultants and contractors from planning through to handover.
Beyond architecture, AIA provides project management to a wide range of clients. Our services cover planning, procurement, monitoring and the coordination of consultants and contractors, using project control tools and shared online platforms to keep everyone working from the same information.
Good project management is about anticipating problems before they reach site: a clear programme, sound procurement, regular inspections and honest reporting when something changes.
Independent project management gives clients better control over cost, time and quality, and a clear record of decisions throughout construction.

Why AIA
How we approach this work
Our project managers work within an architectural practice. They read drawings, understand what the designers intended and can resolve many site queries quickly, without waiting for answers from elsewhere.
- 01
Project managers who read drawings
Working within an architectural practice, our project managers understand the design and can deal with many queries directly on site.
- 02
Shared project information
Online collaboration tools give clients and consultants access to the same drawings, reports and records.
- 03
Cost control
Variations are assessed and reported as they arise, so the client always knows where the budget stands.
- 04
Acting for the client
We represent the client's interests in dealings with contractors and suppliers.
- 05
Managing risk
A live risk register is maintained on each project, with mitigation agreed before problems affect the programme.
- 06
Design and delivery together
When AIA is also the architect, project management continues from the design work without a handover gap.
